Friend's girlfriend is controlling him by withholding sex

The girlfriend of one of my friends is getting him to do loads of things for her - such as decorating her flat, doing her housework and shopping, buying her presents (not just on special occasions), taking her to various places that he doesn't want to go to etc. - by withholding sex until he does. He has to complete her list of tasks/demands each week before he earns the right to have sex with her.
Does anyone have any idea how he can get around this problem? He's spending a huge chunk of his time and money on her.
