House buying

If I were to buy a house and I wasn't involved in a chain, ie im a first time buyer and have everything approved monetary wise, conceivable how long do you think it would take to buy a house?

Average is around 3 months if everything goes smoothly (that's if you've found a place and had the mortgage approved). :thumb:

It depends who you're buying it off. If there's no chain upwards, e.g. you're buying it off the family of a dead person, then it can be done very very quickly. Searches don't take long at all, I've seen transactions done in a week before if you have the mortgage approved and ready to go.
